Water Damage Repair

Full structural repair and reconstruction after water damage — drywall, floors, and framing.

Water damage repair is what happens after the water is out and the structure is dry. Extraction and drying stop the damage, but they leave behind a home that still has wet drywall, swollen trim, buckled flooring, and materials that need to be replaced. Repair is the step that makes the space look like nothing happened.

We handle the full range of repair work — from patching a single ceiling stain to rebuilding an entire floor after a flood. The work is done by our own crews, not subcontracted, so you deal with one team from start to finish.

What Water Damage Repair Covers

The repair scope depends on what materials got wet and how long they stayed wet. Here is what we typically repair or replace:

  • Drywall and ceiling repair — cutting out saturated sections, patching, taping, mudding, and texturing to match the existing finish
  • Flooring restoration and replacement — hardwood drying, sanding, and refinishing where possible; removal and replacement of laminate, tile, vinyl, or carpet that cannot be saved
  • Trim and baseboard replacement — removing water-damaged wood trim and installing new matched pieces
  • Cabinetry and countertop repair — drying cabinet boxes, replacing swollen doors or drawer fronts, and resealing surfaces
  • Insulation and subfloor replacement — pulling wet insulation, cutting out damaged subfloor sections, and installing new materials
  • Painting and finishing — priming and painting repaired surfaces, matching existing wall colors and sheens
  • Structural framing repair — replacing or sistering damaged studs, joists, and sill plates when water damage is extensive enough to compromise the wood

Not every job needs all of these. We inspect each material, test it for moisture content, and make a call on what can stay and what has to go.

The Water Damage Repair Process

Repair work follows a sequence that makes sure the structure is sound before the finishes go on.

  1. Final moisture check — Before any repair begins, we confirm framing, subfloor, and wall cavities are dry to IICRC moisture targets. Repairs applied to wet wood or drywall trap moisture and fail.
  2. Demolition of damaged materials — Drywall, insulation, trim, and flooring that failed the moisture test are removed and disposed of.
  3. Structural repairs — Damaged studs, joists, and subfloor sections are replaced or reinforced. This is the most important step because everything else attaches to the frame.
  4. Insulation and vapor barrier install — New insulation is placed in open wall cavities, and vapor barriers are installed where needed.
  5. Drywall hanging and finishing — New drywall is cut in, screwed, taped, mudded, and sanded smooth. Texture is applied to match the existing wall finish.
  6. Flooring installation — New subfloor, underlayment, and finish flooring are installed. For hardwood that was saved, we sand and refinish after the new sections are in.
  7. Trim, doors, and cabinets — Baseboards, door casings, and cabinet fronts are replaced or repaired and painted.
  8. Paint and final finish — All repaired surfaces are primed and painted. Touch-up paint is blended into the surrounding wall so the repair is invisible.

Expert tip: Do not ask a painter or handyman to patch water-damaged drywall until the framing behind it is dry. Paint over wet drywall seals the moisture in, and the stain bleeds through within weeks. The repair has to start from the studs out.

Materials We Use in Water Damage Repairs

We use standard construction materials matched to the existing home. When the original material is obsolete or unavailable, we recommend a compatible alternative.

Material Typical Use Match Method
Drywall (1/2 or 5/8 inch) Walls and ceilings Standard sizes; texture matched with spray or knockdown
Plywood or OSB subfloor Underlayment for finish flooring Thickness matched to existing; fastened to joists
Fiberglass batt insulation Wall cavities and attics R-value matched to regional code requirements
Paint (latex or oil-based) Walls, trim, ceilings Color-matched with a spectrophotometer from a sample
Primed pine or MDF trim Baseboards, casing, crown Profile matched to existing trim; paint-grade only
Hardwood or engineered flooring Living areas, bedrooms Species, width, and finish matched to existing floor

We do not cut corners on material quality. If the existing home used a specific grade of material, we match it.

Water Damage Repair Costs

DIY vs. Professional Water Damage Repair

Drywall repair looks simple on a YouTube video. In practice, a water-damaged wall has complications that a video does not cover.

The wet drywall must be cut back to the center of the nearest stud, not just around the visible stain. The insulation behind it must be replaced. The electrical wiring inside the wall must be checked for corrosion. And the paint must be blended across the entire wall, not just the patch, or the repair is visible.

Professional repair crews do this every day. We have the texture tools, sanders, and paint-matching equipment that a homeowner would have to rent. We also carry insurance for the work, so if something goes wrong, it is covered.

When Repair Is Not Enough — When Replacement Is Needed

Some materials cannot be repaired. If drywall has been wet for more than 48 hours, it must be removed and replaced. If carpet padding is saturated, it must be replaced. If wood subflooring is delaminating or buckling, it must be cut out.

We test every material before deciding. If a moisture meter shows the wood is below 15 percent moisture content and there is no visible damage, we dry it in place. If the reading is higher or the material is compromised, we replace it. The line between repair and replacement is not a guess — it is a measurement.

Preventing Future Water Damage

The best repair is the one you do not need. After we fix the damage, we help you address the conditions that caused it.

  • Fix the leak permanently — a temporary patch on a pipe or roof always fails eventually. Replace the damaged section properly.
  • Improve ventilation — bathrooms and kitchens that lack ventilation traps moisture that leads to slow damage over time.
  • Monitor for leaks — install a water leak detector near the water heater, washing machine, and under sinks.
  • Seal around windows and doors — caulk and weatherstripping dry out and crack; replace them every few years.
  • Keep gutters clear — overflowing gutters dump water against the foundation, which finds its way into the wall.
  • Maintain the sump pump — test the pump every spring and replace it if it is more than five years old.

Repair is the final step in a chain that starts the moment water enters the home:

Water Damage Repair by State

The repair needs vary by region. Northern homes deal with burst pipe repairs that involve drywall, insulation, and flooring through the winter. Gulf Coast homes need flood-depth repairs that rebuild entire ground floors. Southwestern homes face slab-leak damage that requires cutting into concrete and repairing supply lines. Our local crews are familiar with the construction methods common in their area and handle repairs accordingly. Check our locations page for the states where we offer water damage repair, and call for a crew in your area.

FAQ

Frequently Asked Questions

How long does water damage repair take after the drying is done?

The repair phase depends on the area and materials involved. A single room with drywall and paint work takes three to five days. A full floor with new flooring, baseboards, and cabinetry can take two to three weeks. We give you a timeline in the estimate and update it as the work progresses.

Do you handle both the water damage repair and the insurance claim?

Yes. We document the damage from the start, provide a detailed scope of work, and meet your insurance adjuster on site. The repair estimate is written to match the approved scope so there are no surprises when the claim is settled.

Can you match existing paint, flooring, and trim?

We take samples of the existing paint, flooring, and trim to the supplier and color-match as closely as possible. For materials that are discontinued or no longer available, we recommend a close alternative and discuss it with you before installation.

What happens if more damage is found during the repair?

It happens. We pull a section of drywall or lift a piece of flooring and find moisture damage that was not visible before. When that happens, we document it, pause the work, and call you and your adjuster to approve the extended scope before proceeding.

Is water damage repair covered by your warranty?

Every repair we complete is backed by a written warranty on the workmanship. If something we installed fails within the warranty period due to our work, we fix it. Materials carry their own manufacturer warranties, which we pass through to you.
